South Beach Villas is unlike anything else in our portfolio on Hilton Head Island. These are actual two-story townhouses — not flat condos — with four bedrooms, three bathrooms, and roughly 2,015 square feet of living space spread across two floors. Bedrooms upstairs and down, a screened-in porch, a sun deck, and a back deck that puts you about 50 yards from the water's edge at the southern tip of Sea Pines. If you are traveling with a large family or multi-family group, this is the only oceanfront building in our collection with this kind of space.

The beach is the same south-facing shoreline as neighboring Beachside Tennis Villas, where the Atlantic meets Calibogue Sound. The water is calm and gentle, the sunsets are extraordinary, and dolphins are a regular sight. A brand new community pool sits on the grounds (seasonal, closed October through April). South Beach Marina Village is a short walk away with the iconic Salty Dog Cafe, boutique shopping, and every water sport you could want — kayak tours, dolphin cruises, fishing charters, boat rentals. The free seasonal trolley connects you to Harbour Town and the Sea Pines Beach Club.

Some property managers at South Beach Villas allow dogs (Beverly Serral charges a $350 pet fee), making this one of the rare pet-friendly oceanfront options in Sea Pines. Individual units may have their own Weber gas grills on private decks. The townhouse format means stairs between floors — something to consider for guests with mobility concerns. Sea Pines is a gated community with a gate fee (usually included in your rental), and grocery stores require a 10-minute drive. But for families who want a real home at the beach with room to spread out, South Beach Villas delivers space that no condo can match.

Our take: The largest and most home-like units in the portfolio with true multi-family space, but the townhouse stairs limit accessibility, and the pool is seasonal and unheated.

Getting around: Excellent — one of the best-located complexes in Sea Pines. Reviewers say you rarely need your car for daily activities. South Beach Marina Village 2-5 min walk.
