Ocean One is a five-story oceanfront building in South Forest Beach on Hilton Head Island, sitting one block from Coligny Plaza and right next door to the famous Tiki Hut beach bar. It is one of the best-located buildings in our portfolio for walkability — Coligny's shops, restaurants, Piggly Wiggly grocery, and seasonal entertainment are a 5-7 minute walk, while Lowcountry Celebration Park with its playground and festival grounds is five minutes down Pope Avenue. No gate fees apply here.

The building underwent significant amenity upgrades in early 2025: the oceanfront pool was renovated with new decking, pavers, fencing, and pool heating capability for shoulder months (March, April, October, and November). Gas grills in an oceanfront grilling area sit just beyond the pool, and fire pits between the pool and dunes are available during the off-season — a great touch for evening gatherings. The private beach walkway was also rebuilt in 2025 with an outdoor shower.

Ocean One stands out from other Forest Beach buildings for its unit size range. While most nearby complexes offer only 1BR or 2BR units, Ocean One has 2BR, 3BR, and 4BR layouts that can accommodate families or friend groups of 6-10. Each unit has a full kitchen and balcony. Many units have been individually renovated with quartz or granite counters, stainless appliances, and luxury vinyl plank flooring, though renovation levels vary significantly from unit to unit. The building completed a $5.3 million exterior renovation in 2023-2024 — new stucco, balconies, exterior paint, front doors, and hallway flooring — showing real investment in the property's future.

Our take: Excellent location next to the Tiki Hut and one block from Coligny, with recently upgraded pool and amenities. But unit quality varies widely — some are beautifully renovated while others feel dated. All 10 assessed units came in at comfortable or classic tier.
