Barrington Arms is a 50-unit oceanfront building at 75 Ocean Lane in Palmetto Dunes, part of a larger complex that includes neighboring Barrington Court. The two buildings share a heated oceanfront pool with hot tub, poolside restrooms and showers, sun decks, and a community grilling area — all positioned between the buildings and the beach with a boardwalk leading directly to the sand. The pool is heated in spring and fall, and the hot tub runs year-round, making this a solid choice for shoulder-season visits to Hilton Head Island.

The covered parking garage underneath the building is a genuine everyday convenience, especially when unloading in the rain or during summer heat. Luggage carts are available in the garage, and elevator access connects the garage to all residential floors. The beach here is part of Palmetto Dunes' three miles of private shoreline, which stays noticeably less crowded than the public beaches at Forest Beach. Interior-facing units look out over landscaped grounds with lagoons, meandering waterways, and a water fountain.

Palmetto Dunes is a gated resort community offering three championship golf courses, a world-class tennis and pickleball center with 47 courts and two free hours daily for rental guests, and an 11-mile lagoon system for kayaking and fishing. The free Dunes Buggy shuttle runs March through October, connecting you to Shelter Cove Marina for restaurants, shops, and live entertainment. The General Store within the resort has groceries, deli items, and what many locals consider the best fried chicken on the island. For a full grocery run, Piggly Wiggly or Publix is about a 10-minute drive.

Our take: Solid oceanfront location with great pool amenities and covered parking, but the building has been going through exterior renovation work that may affect your stay — check dates before booking.

Getting around: NOT walkable to everyday amenities. Need car or bike for groceries and most dining. Trade-off is resort-level amenities, security, and golf/tennis.

FAQ

Common questions about Barrington Arms

Is Barrington Arms oceanfront?
Yes — Barrington Arms sits at 75 Ocean Lane on the Palmetto Dunes oceanfront, with a boardwalk leading from the pool deck directly to the sand. All units face the ocean. The building is part of a larger complex that includes neighboring Barrington Court, sharing the same pool and amenity grounds.
Is the pool at Barrington Arms heated?
Yes — the oceanfront pool is heated March-April and October-December (dates subject to change per HOA), and the hot tub runs year-round. That makes Barrington Arms a particularly strong choice for shoulder-season visits when most other Palmetto Dunes pools are closed or unheated.
Are pets allowed at Barrington Arms?
Pets are not allowed for renters at Barrington Arms. (For sale listings note pets are permitted for owners.) If you're looking for a pet-friendly oceanfront option in Palmetto Dunes, this isn't it — check with your property manager about other options across the resort.
Does Barrington Arms have covered parking?
Yes — covered parking garage under the building with elevator access to all residential floors. Luggage carts are kept in the garage, which makes unloading much easier than the surface-lot buildings. A parking pass must be displayed at all times. Note: scaffolding from the 2025-2026 renovation may impact parking availability during active phases.
How is Barrington Arms different from Hampton Place?
Both are oceanfront Palmetto Dunes condos with covered garage parking, but they're at different scales. Hampton Place was purpose-built in 1996 with the largest floor plans in PD, a private fitness center, and step-free beach ramps. Barrington Arms is older (1986), smaller (50 units), with one shared heated pool, year-round hot tub, and a more intimate complex feel. Pick Hampton Place for unit space and accessibility; pick Barrington Arms for the heated pool that runs longer into shoulder season.
What construction should I know about at Barrington Arms?
Several active projects through spring 2026: exterior stucco and painting (September 2025 through March 2026, scaffolding on building), pool/hot tub/grilling area closed for repairs November 2025 through February 2026, and beach access boardwalk improvements December 2025 through March 2026 (alternative access between Hampton Place and the Omni Hotel during construction). Confirm specific timing with your property manager before booking.
Do I need a car at Barrington Arms?
Helpful but not essential during shuttle season. The free Dunes Buggy runs March through October from the building to Shelter Cove Marina (restaurants, shops), the General Store, and the Tennis Center. The beach is steps away. You'll want a car for grocery runs (Kroger and Publix are about 10 minutes outside the gate) and anything beyond Shelter Cove.
When is Barrington Arms cheapest to rent?
November through March, when off-season Palmetto Dunes rates drop significantly. The heated pool and year-round hot tub make Barrington Arms specifically appealing for shoulder-season (March-April and October-December), when many other PD oceanfront pools are unheated or closed. Just confirm the pool isn't in repair mode (it's scheduled to close November 2025-February 2026).
