Breakers is the building you pick when you want to park your car and forget about it. Sitting directly adjacent to Coligny Plaza on Hilton Head Island, it offers the best walkability of any oceanfront building in our portfolio. Sixty-plus shops, restaurants, a movie theater, a grocery store, and seasonal live entertainment are steps away in one direction. The beach is steps away in the other. The Holiday Inn Tiki Hut next door serves up oceanfront drinks, beach volleyball, and live music. Coligny Beach Park with its kid-friendly water fountains and public restrooms is a short walk.

The units are compact at 518 square feet for a 1BR/1BA — this is not where you bring the extended family. But for couples or small groups who plan to spend their time out on the beach, at restaurants, and exploring the island, the size works just fine. Each unit has a full kitchen and in-unit washer and dryer. The complex has two heated pools (heated in March and April) plus a kiddie pool. An on-site security guard provides an extra layer of comfort, which is uncommon for non-gated buildings.

Because Breakers is not in a gated community, there are no gate fees — saving you $10-25 per week per vehicle compared to Sea Pines or Palmetto Dunes properties. The trade-off is that the Coligny area is the busiest part of Hilton Head Island, especially in summer. If you want peace and quiet, look elsewhere. If you want to walk to dinner, grab groceries on foot, catch live music next door, and have the beach right outside, Breakers puts you in the center of the action at a price point that is accessible for couples and budget-conscious travelers.

Our take: Best walkability on the island and no gate fees, but the units are tiny (518 sqft) and the Coligny area gets loud in summer.

You can park your car on arrival and not touch it again until checkout.

Does Breakers have an elevator?
No — Breakers is a 3-story complex with no elevator. If stairs are an issue, request a first-floor unit or look at Sea Crest, Shorewood, or Ocean One nearby, all of which have elevators. The small unit footprint and few floors mean your luggage walk is minimal anyway.
Is Breakers noisy because of Coligny?
It can be — the Coligny area is the busiest part of Hilton Head, and the proximity to bars, the Tiki Hut, and seasonal entertainment is the trade-off for the unbeatable walkability. If you value tranquility, this isn't your building. If you want to be in the middle of the action, on the beach, with everything walking distance, that's exactly what you're paying for.
When is Breakers cheapest to rent?
November through March, when off-season Forest Beach rates drop sharply. Coligny Plaza stays open year-round (though some seasonal restaurants and live entertainment reduce hours).
