Everything you want to do on Hilton Head, without leaving the gate. 2,000 gated acres with three golf courses, an 11-mile lagoon, and three miles of wide Atlantic beach.
If Sea Pines is “old money Lowcountry charm,” Palmetto Dunes is “active family resort with serious amenities.” Built in the late 1960s by a group of Greenwood, South Carolina investors who bought 2,000 acres of scrub palmetto and maritime forest at $1,000 an acre, it has grown into the most recreation-packed community on Hilton Head.
The vibe is resort-recreational, not village-quaint. There is no Harbour Town equivalent — no walkable marina village. Instead you get three championship golf courses, 47 tennis and pickleball courts, an 11-mile lagoon system for kayaking, and a free shuttle that connects the beach, restaurants, and Shelter Cove Harbour.
It is gated, with one car pass included for rental guests. Additional vehicles cost about $25 per week. Day visitors need a pass from the office at 16 Queens Folly Road.

Lagoon system: 11-mile lagoon system is great for kayaking, paddleboarding, and fishing. Some rentals include equipment. Bike paths connect the entire resort.
Seasonal pricing: Peak season (June–August) rates can be 3–4x off-season. Shoulder months (April–May, September–October) offer the best value with good weather.
Palmetto Dunes is organized around a central amenity core with golf courses fanning out through the property and oceanfront condos along the eastern edge.
Robert Trent Jones (1969) — the only oceanfront course, wide fairways, ocean views on the 10th hole. George Fazio (1974) — tightest layout, thinking player's course, SC Golf Course of the Year 2014. Arthur Hills (1986) — the lagoon comes into play on 10+ holes. Green fees: $100–$200+ peak season.
The single most unique amenity on Hilton Head Island — no other community has anything comparable. Dredged in 1968, the lagoon winds through the entire resort. Kayak, canoe, SUP, fish, or take a pontoon cruise. Hilton Head Outfitters rents everything on-site with the largest fleet on the island.
23 clay tennis courts (4 lighted) plus 24 dedicated pickleball courts (8 lighted) — purpose-built, not taped-over tennis courts. Ranked among the “Top 50 U.S. Tennis Resorts.” Drop-in games $5 Tue–Fri 5–7pm. PD rental guests get 2 free hours daily.
Wide, flat, and notably less crowded than public beaches. Hard-packed sand for biking at low tide. The Dunes House restaurant sits right at a primary beach access point — walk up from the sand for food and drinks. Beach gear rental via Hilton Head Outfitters with free delivery on 3+ day rentals.
