Overview

Located in the South Beach area of Sea Pines.

Best for
  • couples seeking walkable dining
  • families who want water sports at the marina
  • sunset lovers
  • tennis and pickleball players
Not ideal for
  • Budget travelers (Sea Pines gate fee adds up)
  • Guests who want a heated pool or year-round pool
  • Anyone expecting Atlantic surf — Calibogue Sound has gentle, calm water
  • Guests who need nearby grocery stores

Building investment: $270,913 in county-permitted building work in the last 3 years and 2 unit renovations permitted in the last 2 years (county records).

Beachside Tennis Villas occupies one of the most distinctive locations on Hilton Head Island, sitting at the very southern tip where the Atlantic Ocean meets Calibogue Sound. This oceanfront complex of 81 units across two buildings in Sea Pines offers something rare: every single unit faces the water, and the south-facing orientation delivers sunset views from your balcony every evening. The beach here is wide, flat, and calm enough to ride a bike on — a different experience from the east-facing Atlantic surf beaches elsewhere on the island.

What sets Beachside Tennis Villas apart from other Sea Pines oceanfront rentals is the walkability. South Beach Marina Village is a three-minute walk across the street, putting the iconic Salty Dog Cafe, Jake's Pizza, ice cream shops, kayak tours, dolphin cruises, and fishing charters all within easy reach. You genuinely do not need your car once you settle in. The complex has an oceanfront pool (seasonal, April through September), community grills near the pool deck, and four elevators across the two buildings.

The honest trade-offs: Sea Pines is a gated community, and the complex sits about 4-5 miles from the gate — though the gate fee is usually included in your rental. There is no grocery store within walking distance (Piggly Wiggly is a 10-minute drive). The pool is not heated. And unit quality varies significantly, from luxury-renovated condos with designer finishes to units that have not been updated since the 1990s. A free seasonal trolley connects South Beach to Harbour Town and the Sea Pines Beach Club, and the island's leisure trail network is accessible for biking to the lighthouse in about 20 minutes.

Our take: Best walkable village vibe in Sea Pines with sunset views from every unit, but the pool is seasonal and unheated, and unit quality varies dramatically — some are luxury-renovated, others are stuck in 1995.

Getting around: Excellent walkability within South Beach area. Sea Pines has 14 miles of paved bike/leisure trails. Free seasonal trolley connects South Beach to Beach Club and Harbour Town.

What guests say about Beachside Tennis Villas

"Beautiful Oceanfront Condo Our family visited the condo for Spring Break and had the most incredible week! The condo has a perfect view of the water and is surrounded by sea pines and beautiful landscaping. We loved that the beach access path was right next to the building so we could just walk out and be at the beach. This condo is beautiful and the entire community is just an amazing place! We also had access to the pool which was right at the other end of the building."

"Does a unit and location get any better? This unit is as advertised plus a whole lot more. The unit is beautiful and has everything you need and a view to kill. is on a quiet part of the island, way inside Sea Pines resort. We sat for hours on the wrap-around deck watching the pelicans dive into the ocean and the dolphins swimming up and down the channel. There are 8 to 9 deer who live in the bushes just on the backside of the pool."

"ngelafrom NCGuest comments on property:We have stayed at Beachside Tennis apartments twice now and have just booked a third vacation there. Each time the properties have been fabulous, and 1890 Beachside Tennis was no exception. The accommodation was clean and comfortable and the ocean views were gorgeous. The apartment complex itself is situated a minutes walk from the beach and is well-maintained and attractive."

FAQ

Common questions about Beachside Tennis Villas

Is Beachside Tennis Villas oceanfront?
Yes — every unit at Beachside Tennis Villas faces the water. The complex sits at the southern tip of Sea Pines where the Atlantic Ocean meets Calibogue Sound, with a private boardwalk over the dunes and about a 2-minute walk from your unit to the sand. The south-facing orientation means sunset views from every balcony.
How far is Beachside Tennis Villas from the Salty Dog Cafe?
About a 3-minute walk across S Sea Pines Drive. South Beach Marina Village — home to the Salty Dog Cafe, The Wreck, Jake's Pizza, and ice cream shops — is essentially the building's front yard. Kayak tours, dolphin cruises, and fishing charters all leave from the same marina.
Does Beachside Tennis Villas have an elevator?
Yes — 4 elevators total, 2 per building, centered between the two wings. The complex is two buildings (A: units 1820-1864, B: units 1865-1900) of 4-5 stories with a stepped profile. Top-floor units have wider views thanks to the stepped architecture.
Is the pool at Beachside Tennis Villas heated?
No — the oceanfront pool is unheated and seasonal, open April through September and closed in the off-season. There is no hot tub. If a year-round or heated pool matters for your trip, this is a real trade-off to know about before booking.
Are pets allowed at Beachside Tennis Villas?
No — pets are allowed for owners only, not for renters. If you need a pet-friendly oceanfront option in Sea Pines, look at South Beach Villas next door, where some property managers (like Beverly Serral) allow dogs for a fee.
How is Beachside Tennis Villas different from South Beach Villas?
They sit next door on the same south-facing beach but are completely different formats. Beachside Tennis Villas is a flat-condo complex with elevators, 81 mostly 2BR/2BA units around 1,400 sqft, and one oceanfront pool. South Beach Villas is two-story townhouses with 4BR/3BA layouts around 2,000 sqft, no elevators, and a separate community pool. Pick BTV for couples, small families, or sunset-view condos with elevator access; pick South Beach Villas for big families who want a house with stairs and outdoor decks.
Why is the TripAdvisor rating only 3 stars when the location is so good?
The 3.0 average reflects that unit quality varies dramatically — the building was constructed in 1980 and individual owners renovate on their own timelines. Some units are luxury-renovated with designer finishes; others have not been touched since the 1990s. That's exactly why we rate every unit individually rather than the building as a whole. Check each unit's tier before you book.
When is Beachside Tennis Villas cheapest to rent?
November through March. Off-season nightly rates run roughly $150-$275 versus $350-$550 in summer peak. Trade-offs: the pool is closed October through April, the free Sea Pines trolley is seasonal (spring through fall), and some restaurants reduce hours. Best for couples, golfers, and snowbirds who want sunset-view condos at half the price.
