Seaside Villas is the largest oceanfront complex in the Forest Beach area of Hilton Head Island, with 368 units across two phases (Seaside Villas I and Seaside Villas II) built in 1979. The sheer scale means two pools (one per phase), an oceanfront sundeck with swings, BBQ grills with picnic tables, a newly renovated boardwalk to the beach with a shower area, and the famous Tiki Hut beach bar literally steps from the property. Elevators serve each phase, and the complex has its own security gate providing access control even though Forest Beach is ungated. The location delivers strong walkability without any gate fees or POA fees — a genuine savings compared to Sea Pines or Palmetto Dunes properties. Coligny Plaza with 60-plus shops, restaurants, and the Piggly Wiggly grocery store is less than a 10-minute walk. Lowcountry Celebration Park with its playground, amphitheater, and children's museum is about 10 minutes on foot. Seaside Villas residents get complimentary access to the nearby Player's Club gym. Parking includes under-building covered spaces plus additional surface lots. The units are primarily compact 1BR/1BA layouts (518-843 square feet) with full kitchens, balconies, and ocean views. A notable difference from many buildings in our portfolio: laundry is coin-operated on each floor rather than in-unit. The pool is seasonal (April through October) and not heated. With 368 units, quality varies enormously — from beautifully renovated coastal modern interiors to original 1979 finishes. This is a building where researching your specific unit before booking is essential. The regime fee covers building and flood insurance, which is a plus for the budget-conscious traveler looking for oceanfront value on Hilton Head Island.

Getting around: Very high. Excellent walkability to Coligny Plaza, beach, restaurants. Slightly closer to the Tiki Hut than Ocean Dunes. Security gate. No community-level gate fees.
