Ocean Dunes is an 82-unit oceanfront building in South Forest Beach on Hilton Head Island, offering a quieter alternative to its much larger neighbor, Seaside Villas. The standout amenity is the year-round heated pool — a figure-eight shape that goes eight feet deep, which is rare for a building this size and price point. Most Forest Beach buildings have seasonal, unheated pools, so this is a genuine differentiator for off-season visitors or anyone who wants a guaranteed swim. A separate kiddie pool, a fitness center, changing cabanas, and a picnic area round out the on-site amenities.

The beach in front of Ocean Dunes is noticeably less crowded than at neighboring Seaside Villas, thanks to fewer units sharing the same stretch of shoreline. A boardwalk leads to the sand, and the grounds feature open grassy areas with scattered palmetto and pine trees — good space for kids to run around that the high-density complexes lack. The building offers compact 1BR units (538 square feet) and 2BR units (800 square feet) with full kitchens, balconies, and ocean views. An elevator serves all four floors, and on-site security provides 24-hour coverage.

Coligny Plaza with its 60-plus shops and restaurants, including Piggly Wiggly grocery, is a 5-10 minute walk. The Tiki Hut beach bar is a short stroll south along the sand. No gate fees — this is an ungated Forest Beach property with designated parking lots. The honest caveat: this is a 1980 building and renovation quality ranges from thoughtful updates to painted-over wood paneling. Always verify your specific unit's condition before booking. The smaller complex size (82 units versus 368 at Seaside Villas) means easier parking and a quieter atmosphere.

Our take: The year-round heated pool is a genuine differentiator — most buildings in this price range have seasonal, unheated pools. Smaller and quieter than neighboring Seaside Villas with a less crowded beach. But this is a 1980 building with compact units, and renovation quality ranges from thoughtful to cut-corner. The fitness center and security guard are nice touches for a Forest Beach building.

Getting around: High. One of the most walkable beachfront setups on HHI. Coligny Plaza with 60+ shops/restaurants (including Piggly Wiggly grocery) is a short walk. No gate fees.

What guests say about Ocean Dunes

"The worst part about coming here is leaving. This is our 5th stay in this Unit and we have already booked our return next year. What we love about this unit is the location. We can sit on the balcony with an unobstructed view of the ocean and enjoy our coffee in the morning and dinner in the evening. Of course being steps from the beach allows a walk when the tide is out. Centrally located on the island for shopping, golf etc. with Coligny Plaza close by."

"We have been staying in this resort for a week every summer for 13 years.. We have stayed in several different units.. We love this place. Our only complaint is that there is no longer a restroom at the pool. We like to stay on the 3rd or 4th floor, ocean view, for the best view of both the pool and the ocean.- Andrea S. from Brunswick, Posted: 06/23/2014"

"The view is spectacular! A minute walk and you’re on the beach. The location is perfect! Close to Coligny Plaza and a short drive to Harbor Town. We had the most wonderful time! Can’t wait to return!- Debra M. from North Augusta , Posted: 07/08/2024"

FAQ

Common questions about Ocean Dunes

Is the heated pool at Ocean Dunes really year-round?
Yes — Ocean Dunes has a year-round heated oceanfront pool, kept around 82 degrees, open daily 9 AM to sunset. That's genuinely rare on Hilton Head outside the major gated resorts, and it's the standout reason to pick Ocean Dunes for a winter visit. The figure-eight pool goes 8 feet deep, with a separate kiddie pool, fitness center, and changing cabanas on site.
Is Ocean Dunes oceanfront?
Yes — Ocean Dunes is at 43 S Forest Beach Drive in South Forest Beach with direct beach access via boardwalk. The building is 4 stories with elevator service. Reviewers consistently note the beach in front of Ocean Dunes stays less crowded than at neighboring Seaside Villas (368 units) because the complex is much smaller (82 units).
How big are the units at Ocean Dunes?
Compact — 1BR/1BA units are about 538 sqft, and 2BR/2BA units are about 800 sqft, all sleeping up to 4. Each unit has a full kitchen, balcony, and ocean views. The size is similar to Breakers but with a larger 2BR option. Not a building for big families, but workable for couples and small families.
How is Ocean Dunes different from Seaside Villas next door?
They're neighbors at 43 (Ocean Dunes) and 23 (Seaside Villas) S Forest Beach Drive but very different scales. Ocean Dunes is small (82 units, 4 stories) with a year-round heated pool, fitness center, in-unit laundry, and a less crowded beach in front. Seaside Villas is huge (368 units across two phases) with seasonal unheated pool, coin-operated shared laundry, and the Tiki Hut steps away. Pick Ocean Dunes for off-season visits or quieter beach; Seaside Villas if you want the Tiki Hut next door at the lowest possible 1BR price.
Are pets allowed at Ocean Dunes?
No — pets are not allowed for renters. If you need a pet-friendly oceanfront option in Forest Beach, this isn't the right fit. Check with your property manager about other options in the area.
Does Ocean Dunes have a fitness center?
Yes — there's an on-site fitness center, which is uncommon for Forest Beach buildings of this size. Combined with the year-round heated pool, that makes Ocean Dunes a stronger choice for guests who want to keep up a workout routine on vacation.
Is Ocean Dunes walkable to Coligny?
Yes — Coligny Plaza with Piggly Wiggly grocery, restaurants, and shops is a 5-10 minute walk. Coligny Beach Park is also walkable. The Tiki Hut beach bar is a short walk south along the sand. Lowcountry Celebration Park is about 10 minutes on foot. No gate fees apply.
When is Ocean Dunes cheapest to rent?
November through March drops significantly versus summer peak. The year-round heated pool makes Ocean Dunes specifically appealing for winter and shoulder-season visits — most Forest Beach buildings have unheated or seasonal pools, so this is a real differentiator when you don't want a polar plunge.
