The Most Walkable Neighborhood on the Island

Forest Beach is the closest thing Hilton Head has to a beach town. Not gated, not a resort, and not trying to be. It is the south-central stretch of the island where Coligny Plaza — the island's main shopping and dining hub — meets the Atlantic Ocean. You can walk from your condo to dinner, to the beach, and back to a bar without ever touching your car keys.

The trade-off is simple: what you gain in walkability and savings, you give up in exclusivity. The beach at Coligny is the most popular public beach on the island and it gets crowded in summer. There are no gates keeping anyone out. Unit quality varies more widely than in gated communities — some condos are beautifully renovated, others are still running on 1990s carpet.

But for first-time visitors, couples who want nightlife, budget-conscious families, or anyone who just hates driving on vacation, Forest Beach is hard to beat. Expect to pay 20–40% less than comparable units in Sea Pines or Palmetto Dunes.

No gate fees: Forest Beach is not a gated community. No passes, no fees, no security checkpoints. Your visitors can come and go freely. Deliveries arrive without hassle. This is a genuine advantage — it saves $10–$25/day compared to Sea Pines or Palmetto Dunes.

What Renters Should Know

No gate: Forest Beach is ungated and open access — no gate fees, no passes. This is the most accessible area on HHI.

Coligny Plaza: The island's main beach town center is right here — shops, restaurants, grocery (Piggly Wiggly), bike rentals, all walkable from most Forest Beach buildings.

Hurricane zone: All oceanfront buildings are Hurricane Evacuation Zone A. Travel insurance recommended June–November.

Parking: Can be competitive in peak season at some buildings. Confirm parking situation with your PM before booking.

Beach scene: Forest Beach has the liveliest beach scene on HHI — more people, more activity, more vendors. Great for families and social travelers. If you want quiet/private, look at Sea Pines or Folly Field instead.

Beach Town, Island Style

No golf courses or 11-mile lagoons. What Forest Beach gives you is proximity to everything you actually use every day on vacation.

Coligny Plaza

The island's main shopping and dining hub — 60+ shops, restaurants, a movie theater, and seasonal live entertainment. It is not a resort amenity you drive to. It is the front door of the neighborhood. Groceries at Piggly Wiggly, coffee shops, ice cream, surf shops, and sit-down restaurants all within walking distance.

Coligny Beach Park

Public beach with restrooms, showers, kid-friendly water fountains, oceanside swings, and seasonal entertainment. The most accessible beach on the island. Wide, flat sand suitable for walking and low-tide biking. Gets very crowded in peak summer — that is the price of popularity.

The Closest Thing to Nightlife

The Tiki Hut at the Beach House Hotel is the island's most well-known beachfront bar — oceanfront drinks, live music, and beach volleyball. Pool Bar Jim's, Coligny restaurants, and a scattering of bars along Pope Avenue round it out. This is not Miami, but for Hilton Head, this is where the action is.

Walk Everywhere

The highest walkability score on the island. 100+ restaurants within walking distance or a short drive. Bike path connections to the island-wide network. Water sports rentals available on the beach. A car is only needed for golf courses, Shelter Cove, or north-island activities.

Lowcountry Celebration Park

A 3-minute bike ride from most Forest Beach condos. Playground, walking paths, amphitheater, children's museum, and a festival grounds that hosts island events and concerts throughout the season. A great family resource that most visitors do not know about.

Best Value on the Island

Oceanfront units in Forest Beach typically run 20–40% less than comparable units in gated communities. No gate fees add up to another $70–$175 in savings per week. The trade-off: busier beaches, more noise in summer, and no resort infrastructure (no shuttle, no organized activities).

Getting Around

How to Get Around Forest Beach

Walk

This is why you are here. Coligny Plaza, restaurants, bars, the beach, and grocery are all within walking distance from most Forest Beach condos. Some buildings (Breakers, Sea Crest) are literally across the street from Coligny. This is the only neighborhood on HHI where walking is a realistic primary mode of transportation.

Bike

Forest Beach connects to the island-wide bike path network. Beach biking at low tide along the flat, hard-packed sand. Bike rentals available on the beach and at multiple shops in the Coligny area. Lowcountry Celebration Park is a 3-minute bike ride.

Car

Not essential for beach, dining, or shopping — that is the whole point of Forest Beach. You will want a car for golf courses (none nearby), Shelter Cove Harbour (15-minute drive), or north-island activities. Parking can be tight during peak season — check your building's parking situation before booking.

Dining

Where to Eat in Forest Beach

More dining density than any gated community on the island. Coligny Plaza alone has dozens of options, and Pope Avenue adds more.

Coligny Area

  • Coligny Plaza — Multiple restaurants, from casual to sit-down, all within walking distance. Pizza, seafood, Mexican, burgers, ice cream, coffee. The dining hub of the south end.
  • Tiki Hut at Beach House Hotel — Beachfront bar with live music, drinks, and beach volleyball. The closest thing to nightlife on Hilton Head. If you are staying in Forest Beach and do not visit the Tiki Hut at least once, you did it wrong.
  • Pope Avenue restaurants — Additional dining options along the main road into Forest Beach. More variety than you will find inside any gated community.

Nearby

  • Piggly Wiggly — Walking distance from most Forest Beach condos. Grocery shopping without driving is a genuine luxury on Hilton Head.
  • Lowcountry Celebration Park — Food trucks and vendors during events and festivals throughout the season.

Versus gated communities: Sea Pines has about 10 restaurants inside the gates. Palmetto Dunes has 4. Forest Beach has 100+ within walking distance or a short drive. For dining variety, nothing else on the island comes close.
