What does Coastal Villas cover?
442 oceanfront vacation rental condos across 16 buildings in 4 communities on Hilton Head Island, South Carolina: Sea Pines, Palmetto Dunes, Forest Beach, and Folly Field. Every unit is assessed room-by-room for quality — kitchen, bathrooms, living areas, bedrooms, and balcony. We cover units from 18 different property managers. You book and pay directly with the PM, not through us.
How do you rate units?
Room by room. We analyze listing photos to assess the kitchen (appliance brands, counter material, cabinet style), bathrooms (walk-in shower vs tub, vanity quality), living areas (flooring, furniture quality), and overall condition. Each unit gets a tier: Luxury, Premium, Comfortable, or Classic, plus a numerical score from 1.0 to 4.0.
Why do prices vary so much between units?
Even in the same building, unit quality varies dramatically. A gut-renovated unit with Thermador appliances and designer furniture rents for 3-4x what an original 1980s unit does — same square footage, same ocean view, same pool. Property managers each set their own prices independently. Our tier system makes these differences transparent.
How do I book?
Directly with the property manager at their price. Click "Book" on any unit and you go to the PM's website to book and pay through them.
Is this affiliated with any property manager or HOA?
No. Coastal Villas is independent. We're not affiliated with any property manager, HOA, or resort. Our ratings are based on what we observe in listing photos, not what anyone tells us to say. Every PM describes their units as "beautifully appointed" — we show you what that actually means.
